Asbestos Removal Spokane WA: Vermiculite Attic Insulation

Pebbly, shiny attic fill may have come from a mine contaminated with asbestos. The first rule is simple: do not touch it. When it has to go, we remove it under negative air.

  • Leave it undisturbed first
  • Sample by an accredited inspector
  • HEPA vacuum recovery
  • Attic left clean

Vermiculite in Spokane attics

Vermiculite is a mineral that expands into lightweight pebbles. For decades it was poured between attic joists as insulation.

The concern is where much of it came from. A mine near Libby, Montana supplied over 70 percent of the vermiculite sold in the United States from 1919 to 1990, and that mine was contaminated with asbestos (EPA fact sheet). EPA says to leave vermiculite insulation undisturbed in an attic or wall, not to store boxes in an attic that has it and not to let children play there.

EPA also warns that removing it yourself can spread fibers through your home (EPA). The agency recommends a trained, certified professional using a negative-pressure enclosure.

Do not use the attic. No storage trips, no running wires, no leaning on the joists. Every footstep stirs the pebbles.
Not sure it is vermiculite? It looks like shiny gray-gold flakes or small accordion-shaped pebbles. Take a photo from the attic hatch without stepping inside and send it with the contact form.

When attic insulation becomes a removal job

Re-insulating

Adding new insulation on top is a common goal. Ask your inspector first, because blowing material in can stir the old fill.

Wiring or HVAC work

Electricians and heating crews need access that disturbs it.

Roof replacement

Work on the roof deck can shake dust loose below.

Leaks and moisture

Wet insulation clumps and settles, which can change what is safe to leave.

Sale of the home

Buyers' inspectors often flag it. A test result helps negotiations.

Rodent activity

Animals dig through the fill and spread it around the attic floor.

How attic vermiculite is removed

Attics are tight, dusty and hard to seal, so this is one of the slower jobs we do.

  1. Test the fill. An accredited inspector takes samples. Because test methods have limits, the safe assumption is that vermiculite may contain asbestos.
  2. Isolate the attic. The hatch, vents and ceiling gaps are sealed from the living space below.
  3. Pull filtered air. Negative air units with HEPA filters keep the attic under slight suction.
  4. Vacuum it out. Crews use HEPA-filtered vacuum hoses to move the fill into sealed bags, so it is never dumped by hand.
  5. Clean the framing. Joists, sheathing and any remaining dust are wet-wiped and vacuumed.
  6. Re-insulate afterward. Once the attic passes a visual check, new insulation can go in.

Rules for vermiculite removal

  • Federal guidance: EPA recommends leaving vermiculite undisturbed and using a certified professional if it must be removed (EPA).
  • State rules: only certified abatement contractors may perform abatement, with a certified supervisor on site (WAC 296-65-030).
  • Local rules: SRCAA requires a survey and, for most projects, notice and a fee based on the amount (SRCAA).
  • Disposal: waste goes to Graham Road Landfill with a shipment record.

Attics across Spokane County

Many Spokane County houses were built when attic fill was a common upgrade. Homes in Deer Park and the outlying farm areas, and older houses throughout Spokane and Cheney, are the ones we are asked about most. If your attic fill looks like the photos on EPA's page, treat it as suspect.

Vermiculite Attic Insulation Removal: questions and answers

Is vermiculite always asbestos?

No, but EPA says to assume it may be. Test methods have limits, so the careful approach is to treat it as suspect.

Can I add more insulation on top?

Ask first. Blowing in new material can stir old fill. Some projects leave it in place and seal the attic from the house.

Why is DIY removal discouraged?

EPA says removing it yourself can spread asbestos fibers through the home (EPA).

What does removal cost?

National guides do not break out vermiculite well. Attics vary by size and access, so we quote after a visit. See the cost guide.

How do I tell if I have it?

Look from the hatch for shiny, pebbly flakes. Do not step into the attic. See the home-age guide.

What if my family handled it before?

EPA says it is not possible to say whether a past exposure will cause illness. Talk to your doctor if you are worried.
